What is the Detailed Area Plan?
The Detailed Area Plan (DAP) 2022–2035 is RAJUK's statutory land-use and development control plan for the Dhaka metropolitan region (~1,528 km²). It replaces the earlier DAP 2010–2015 framework for the 2022–2035 planning period.
DAP answers four questions for every plot:
- What land use is permitted? (zoning)
- How intensely can it be built? (FAR, coverage, height)
- What building type is allowed? (category × zone matrix)
- What special overlays apply? (TOD, heritage, flood, agricultural)

PlanBD uses SRO 466/2025 as the current regulatory version for all calculations.
What DAP controls
- 17 zoning types — R1–R3 residential, C1–C3 commercial, mixed use, industrial, agricultural, flood, water body, etc.
- 68 density blocks — merged from 275 ward-level blocks (SRO 466/2025)
- Plot FAR tables — road width × building category
- Incentive FAR — bonuses for TOD, affordable housing, open space
- Setbacks, open space, parking, height — per Bidhimala 2025
Where to find official maps
RAJUK publishes GIS layers at masterplan.rajuk.gov.bd including proposed land use, overlay boundaries, transport network, and RS Mauza cadastral tiles.
