Special Zones & Overlays Explained

What are special zones?
Beyond base zoning, DAP applies overlay boundaries that add extra rules. These appear in RAJUK's GIS as the Overlay_Boundary layer.
Overlay types (from GIS legend)
| Overlay | Effect |
|---|---|
| TOD Zone | Eligible for +0.5 incentive FAR; higher density near transit |
| Heritage Boundary | Restricted alterations; height and façade controls |
| Hatirjheel Special Area | Special planning rules for Hatirjheel catchment |
| KPI Boundary | Key Performance Indicator planning boundary |
| Regeneration Site | Urban regeneration priority area (e.g. Islambag pilot) |
Non-buildable special zones (from database)

| Flood Flow | FF | All construction prohibited |
| Agricultural | AG | All construction prohibited (SRO 466/2025) |
| Airport restriction | — | Height limits near HSIA |
How overlays interact with FAR
- TOD overlay → enables TOD_TRANSIT incentive (+0.5 FAR)
- Heritage overlay → may reduce allowable height regardless of FAR
- Flood/agricultural → FAR is irrelevant; development is prohibited
Check overlay status via the Map viewer (when GIS layers are enabled) or RAJUK's masterplan portal.
