Special Zones & Overlays Explained

What are special zones?

Beyond base zoning, DAP applies overlay boundaries that add extra rules. These appear in RAJUK's GIS as the Overlay_Boundary layer.

Overlay types (from GIS legend)

How overlays interact with FAR

  • TOD overlay → enables TOD_TRANSIT incentive (+0.5 FAR)
  • Heritage overlay → may reduce allowable height regardless of FAR
  • Flood/agricultural → FAR is irrelevant; development is prohibited

Check overlay status via the Map viewer (when GIS layers are enabled) or RAJUK's masterplan portal.
