What are setbacks?
Setbacks are minimum distances the building must be set back from the plot boundary (front, rear, sides) and from neighbouring buildings. They ensure light, ventilation, fire access, and road visibility.
Bidhimala 2025 Table 1
PlanBD resolves setbacks from total storey count (including ground floor), matched to the recommended G+N height from floor scenarios:

Front setback note
Bidhimala §41(1) allows measuring front setback from road centre (≥4.5 m) or plot boundary (≥1.5 m). The calculator reports the Table 1 minimum from the plot boundary and notes the road-centre alternative.
Corner plots
If your plot fronts two roads, side setbacks may apply on both frontages — the calculator flags this as a warning.
