Incentives Explained (Bonus FAR)

What is Incentive FAR?

Incentive FAR (bonus FAR) rewards developments that meet public-policy goals — affordable housing, transit access, open space, or adjacency to schools and parks.

Bonuses are added to Base FAR but capped at Maximum FAR (= max of Plot FAR and Area FAR):

TotalFAR = MIN(BaseFAR + IncentiveFAR, MAX(PlotFAR, AreaFAR))

Cumulative rules

  • Incentives are cumulative (can stack with automatic plot unification)
  • Total cannot exceed Maximum FAR (the higher of Plot FAR and Area FAR)

TOD zones

After SRO 466/2025, TOD incentive FAR is formalised at +0.5. TOD boundaries appear in RAJUK's Overlay_Boundary_Tiles GIS layer.
