Density Blocks Explained

What is a density block?

A density block is a geographic area within Dhaka with a shared Area FAR cap and population density target. Under SRO 466/2025, RAJUK consolidated 275 ward-level blocks into 68 larger blocks.

Each block defines:

ParameterMeaning
Max Area FARCeiling on development intensity for the block
Desirable densityPlanning target (persons or units per hectare)
Max population densityHard cap — now 300 persons/ha (raised from 250)
Gross-to-net ratioRelationship between gross and net developable area

Why blocks matter

Even if your road qualifies for a high Plot FAR, the Area FAR of your block may be lower. DAP always applies:

  1. Identify your locality/ward
  2. Match against block locality lists (Appendix 3.6)
  3. Use the Regulations browser or Plot Search tools
